Sainsbury’s Site, Roden Street, Ilford

Hyas were appointed by the London Borough of Redbridge to provide development management support relating to a strategic site in Ilford. Working with Council Planning Officers, Hyas have helped to establish and work through a pre-application phase structured through an agreed Planning Performance Agreement. Advice and direct support have been provided on project management, coordination of activity and the approach to securing good design, including helping take the emerging proposals through design review processes.

The site is allocated in the Redbridge Local Plan and its redevelopment could deliver over 1,000 dwellings with flexible commercial uses at ground floor. The applicant proposes the demolition of existing buildings and redevelopment of the site for a high-density residential-led mixed use scheme, along with new areas of public realm, highway works and servicing/parking. It is anticipated that a full planning application will be submitted to the Council for consideration sometime in 2022.
